A property may be reserved upon receipt of a holding deposit, equivalent to one week’s rent (for example, where the monthly rent is £750, the holding deposit would be £170). Upon receipt of the holding deposit, we will commence the online application process, which includes the collection and verification of documentation such as photographic identification (passport or driving licence), application forms, bank statements, payslips, and credit checks. We will also carry out referencing, Right to Rent checks, and any necessary sanctions and Politically Exposed Person (PEP) checks. In addition, the Assured Periodic Tenancy Agreement and inventory (including a schedule of condition) will be prepared.
Prior to the commencement of the tenancy, the successful applicant will be required to pay the first month’s rent in advance together with a deposit. The deposit will not exceed five weeks’ rent, in accordance with current legislation (for example, where the rent is £750 per calendar month, the deposit would typically be £850).
As managing agents, we will arrange for council tax and water accounts to be transferred into the tenant’s name. However, tenants are responsible for arranging the transfer or setup of gas, electricity, telephone, broadband, and television services upon taking possession of the property.
